There will be leakage from the adjacent control rooms,as they share a common wall.At least the tracking rooms don't,and that is the most critical.If you are hearing alot of bass comming from someone mixing next door,they are probably mixing too loud.You could have the builder/owner put in floating floors and suspended ceilings,but if your walls are coupled with a common floor and ceiling they will become transmission points.
As Ethan stated,"One weak link compromises the entire chain",and there seems to be more than one week link,in this design.It could never be an S.P.A.R.S. certified room,with 60dB of isolation,but most of are rooms don't meet that standard.I really depends on what you require for a noise floor.
What type of mosic are you going to be recording?What is the owners budget?
